Beware of individually-owned so-called "serviced apartment" Recently, there are some individually-owned so-called serviced apartments becomes available at the market, these properties are usually provided by some small private companies or even individual person. Comparing the real serviced apartment buildings whose owner is usually a big firm that operate the whole apartment buildings, the so-called "serviced apartment" are in fact a private apartment that was collected from a private owner and sub-leased wither much higher price to other tenants, as the properties were collected from multiple different landlords, the apartments provided all scattered in all different compounds and in all different buildings. As these are not real serviced apartment provider, they usually do not have a service and facilities that are provided in real serviced apartment, and inevitably, their apartment quality and the service provided are quite different as well. To distinguish whether it is a real service apartment or individually-owned apartment, please have these in mind: 1. The real service apartment have the apartment name/title on the service apartment building while private apartment building do not have this. 2. The real service apartment have lobby, front desk, 24-hour concierge service, similar like a hotel; but fake service apartment do not have these. 3. The real service apartment building are wholly owned or managed by one sole company, all the apartment units are leased from this sole company, we usually call it "corporate owned"; the source of fake service apartments are collected from multiple individual owners, so their properties are scattered on all kinds of locations and buildings, each building only contain several units for lease. 3. The staff at real service apartment are professedly trained, most speak foreign langrage: English or Japanese while fake service apartment are lack of multi-lingual staff. 4. Most real service apartment provide facilities, such as restaurant, gym and pool within the service apartment building while fake service apartment do not have such facilities. 5. The real service apartment staff can quickly response to you with any problem you may have in the apartment and solve the problem immediately; but fake service apartment may not response or response slowly as they กก กก |
