中建地产09年上海地王项目入市 均价12万 (观点)

11月28日,据上海“网上房地产”信息显示,中建地产位于上海新江湾板块的地王项目“中建府邸”已于11月8日正式开盘,总套数为153套。
从开盘至今,该项目共实现4套签约,套均总价5000万元以上,折合均价121894元/平方米,再次刷新了新江湾板块住宅单价的天花板。
经查询该项目的销售表发现,最高报价达165600/平方米,是一幢位于政和路538弄126号的独立别墅,
预测建筑面积为411.24平方米。
资料显示,中建府邸所处的新江湾城C6地块,在2009年末由中建地产以37.2亿元竞得,溢价率达217%。而每平方米32484元的楼板价创下了当年全国最高单价地块交易纪录。
C6地块总面积为11.45万平方米,在新江湾板块内属中等规模,但1.0的容积率,即被业界预计会打造高档住宅。

reported that China Construction
Property’s land king project, the 153
unit Zhong Jian Fu Di (中建府邸), located in
New Jiangwan Town, started to sell its
units on November 8.
So far, four units have been sold with
the average unit value of over RMB50
million, and an average per sq m price
of RMB121,894, the highest residential
price recorded in New Jiangwan City to
date.
The most expensive unit of the project
is a villa located at #126, No 538,
Zhenghe Road with a total GFA of 411.24
sqm and a per sq m asking price of
RMB165,600.
China Construction Property bought plot
C6 in New Jiangwan City towards the end
of 2009 for RMB3.72 billion and a price
premium over the reserve price of
217%.The accommodation value was
RMB32,484 per sqm which was the highest
in China in 2009. The plot has a total
site area of 114,500 sq m and a plot
ratio of 1.0.
